First Space have prepared schedules of condition ranging from small to large projects.
A schedule of condition (SOC) is a building ‘snapshot’. The report is a detailed record of defects and/or imperfections within areas of a property, taken on a specific date. This may be used to assist in determining whether any damage reported after completing building works were present prior to works commencing.
We are instructed by tenants to produce Schedules of Condition prior to the commencement of a lease. Instructions are also received from landlords who wish to validate Schedules of Condition which have been produced by tenants’ surveyors.
Schedules of Condition are taken as part of our role in administering the Party Wall etc. Act 1996 which can prove to be invaluable in the event on claims of damage. Once all the building construction works are complete, the original report can then be checked off to determine if there is any damage as a result of the works.
